One of the largest industrial facilities in Mississippi is not located in the Jackson capital or even in any of the 100 largest cities in the state, but in 2,300 population Lumberton, Mississippi, halfway between Hattiesburg and New Orleans. But the property has everything you could want, including a 157,000 square foot manufacturing plant, warehouse, lay-down yard on 35 acres with a rail spur and close proximity to Interstate 59; the facility is just not located near a large population. The property has become difficult to sell, which is why the owners reached out to Mississippi Commercial Realty who has a reputation for marketing large complex commercial properties.
Mississippi Commercial Realty was not their first choice. Two other commercial brokers with stellar reputations, CBRE and London and Stetelman, were previously hired but were unsuccessful at marketing the property, so the owners turned to Mississippi Commercial Realty for help.
Mississippi Commercial Realty broker Robert Hand explains the analysis that makes property owners hire his firm:
Property owners come to us because we put more thought into how to market commercial property. We analyzed the Lumberton facility and determined its competitive advantage, which allowed us to develop a target market for who the best buyer would be. Then we developed a written strategy to get the property in front of the target market. The days are gone when you could just put out a large “For Sale” sign. People hire us because we create a plan and utilize the latest technology to execute the plan and reach out to the target market. It’s lots more work, but that is what makes our firm different.
Hand, the only broker in Mississippi with an MBA, appraisal experience and both CCIM and SIOR designations, creates a 20 page marketing plan specifically for the owner, then creates a marketing presentation specifically for the buyer. He distributes the presentation to 3,000 to 5,000 potential buyers each month using commercial databases and his membership in the top two commercial trade groups, CCIM and SIOR. The effort usually results in a shorter time to sell which saves the seller money in carrying costs. Hand’s firm has brokered some of the largest transaction in Mississippi and Louisiana, including the largest office lease, land sale, hotel and apartments.
